Real estate season is in full swing, and whether you are in the market for a condo or single family home, dealing with an overheated market and bidding wars, or a slow area where sellers outnumber buyers, a home inspection is a crucial step in the process that you should never overlook.
Since buying a home is generally a very infrequent occurrence for most, the home inspection process is poorly understood. It is important to really understand what an inspection is, and what it is not. An article in the Brampton Guardian from earlier this year give a good overview on the home inspection process and helps to explain what to expect as a potential home owner:
“Home inspections include a full house examination and cover many systems of the home from top to bottom. The systems include inspecting central air conditioning, heating systems, plumbing systems, and electrical systems. Physical components of the home inspection include an evaluation of the conditions of the roof, foundation, walls, floors, ceilings, windows, doors, and other visible structures of the building. A qualified professional home inspector will ensure that a thorough evaluation of the home’s systems and structure is performed.”
The last part of that quote from the article is a crucial one, namely a “Qualified” professional. In Ontario the main regulating and licensing body for home inspectors is the OAHI. You can follow this link for more information on why an OAHI certified inspector is the only one you should be considering. In Ontario, anyone can call themselves a home inspector, so if you come across one or are referred to one that is NOT registered and certified with the OAHI, a good question to ask them might be “why not?”.
